Paying for a home works differently from an ordinary transfer. The Thai bank issues a certificate confirming the arrival of foreign currency — the FET — which states the payer's name, and that name must match the buyer's name. Without this certificate the Land Department will not register the deal.
That is why on property deals we support every payment from the reservation to the final tranche: we check the deal structure before the start, lock the rate, hand over the MT103 on the day of sending and follow the operation through to the funds actually being credited. The average timeline for such a payment is one to three business days.
